The Ventura Avenue

Nestled between the Ventura River, the Pacific Ocean, and the Ventura Hills, Ventura’s Westside—affectionately known as “The Avenue”—is one of the city’s most storied and dynamic neighborhoods. Its rich history is reflected in the vibrant mix of residents, locally owned businesses, and eclectic culture that define this unique community.

The roots of Ventura were planted here. The area’s history traces back to its Chumash ancestors and is later captured in the Tortilla Flat memoirs and the oil boom of the early 1900s. As the California Gold Rush waned, thousands seeking new opportunities arrived in the Ventura Basin, where several major oil companies were established. Many of Ventura’s pioneer families settled on the Westside, helping shape the city through agriculture—cultivating citrus, walnut, and apricot orchards—and by building some of Ventura’s earliest neighborhoods, including the historic Simpson Tract, the city’s first designated housing tract.

Many homes in the Westside date back to the early 1900s, contributing to the area’s unmistakable character and charm. Long considered “up and coming,” the neighborhood continues to evolve while retaining its authentic spirit. Home prices here tend to be more attainable than in other parts of the city, and with close proximity to the ocean, charming historic bungalows, and some of Ventura’s most beloved Mexican cuisine, the appeal of the Avenue is no longer a secret. Demand for this vibrant community continues to grow.
